GMI Construction Group has been chosen to build a new Premier Inn hotel in Manchester city centre. Construction is expected to begin this autumn.
The new hotel will be located on Rochdale Road, right outside the Northern Quarter. It will feature a 10-storey building with 229 bedrooms, an integrated restaurant, bar, and check-in area.
New Hotel Development in Manchester
GMI Construction Group has been appointed as the principal contractor for a new Premier Inn hotel in Manchester city centre. Whitbread’s latest project is expected to start this autumn.
The hotel will be located on Rochdale Road, just outside Manchester’s Northern Quarter. The project has received planning permission for a 10-storey building with 229 bedrooms, an integrated restaurant, bar, and check-in area.
Strategic Location and Acquisition
Whitbread acquired the development site from Premcor in February 2024. This acquisition is part of Whitbread’s strategy to invest in key areas across Manchester.
Will Steward, Project and Programme Manager for Whitbread, stated, “Whitbread acquired the Rochdale Road development site in February 2024 with the premise of bringing about a speedy transformation of the location into a latest format Premier Inn hotel.”
Whitbread aims to include its latest bedroom designs in the Rochdale Road hotel, featuring the popular Premier Plus rooms.
Previous Investments in Manchester
This is not Whitbread’s first investment in Manchester in recent years. In May 2021, they opened a 157-bedroom Premier Inn on Princess Street.
The Princess Street opening allowed for the redevelopment of the Premier Inn Manchester City Centre (Deansgate Locks) hotel. This location was later sold to Student Roost for redevelopment into student accommodation.
The new student accommodation will house over 1,000 students and was sold in July 2024.
GMI Construction’s Role
GMI Construction Group has a history of successful projects with Whitbread, including the Premier Inn in Keswick.

Judge highlighted that the new hotel will feature a remarkable brickwork façade, adding to Manchester’s skyline.

When completed, the Premier Inn on Rochdale Road will be Whitbread’s seventh hotel in central Manchester.
Whitbread is committed to expanding its network to the east of Manchester city centre and at Manchester Airport.
