Work Resumes on Cheshire Housing Projects Following Contractor Insolvency

Work on two significant Cheshire housing projects has recommenced after a period of inactivity due to contractor insolvency.

Housing association, L&Q, has assumed responsibility for the developments, ensuring that the stalled projects are brought to completion.

In April last year, Warrington-based Lane End Developments Construction entered administration, halting progress on several housing projects, including the Earlsbrook and Weaver Meadows developments in Cheshire. Lane End, established in 2016, had a commendable track record, having completed over 1,000 homes and focusing on social value schemes until its unexpected financial troubles.

L&Q, a national housing association with a local presence in Sale, has taken over the two developments through its in-house construction arm. Following a comprehensive design and technical review, L&Q has already begun groundwork at Earlsbrook, a development comprising 166 homes in Delamere. The site, previously a Marley Tile factory, now has 114 occupied homes, with the remaining 52 at various stages of construction.

The scope of work at Earlsbrook includes essential earthworks, the creation of public open spaces, drainage, and road infrastructure. Additionally, completion of the remaining houses is a priority. Recently, a significant milestone was achieved with the removal of 50,000 sq m of earth, vital for establishing public spaces and a children’s play area.

These developments are crucial in completing the community amenities, enhancing the quality of life for current and future residents.

Weaver Meadows in Winsford, another significant housing project, consists of 215 homes ranging from two to five bedrooms. Currently, 98 homes are occupied, with 117 homes left for L&Q to complete.

Works at Weaver Meadows are set to commence this autumn, beginning with site clearance and landscaping. The subsequent phases will include the rebuilding of homes and the creation of necessary infrastructure such as roads and sewers.

Earlier this summer, L&Q demonstrated its commitment to the Weaver Meadows community by constructing a new playground. The play area features various equipment, including swings, balance beams, a roundabout, and a net climber, alongside newly planted shrubs and trees.

According to Adam Simpson, Development and Project Management Director at L&Q, the association aims to deliver homes and communities that residents can be proud of. Despite recent supply chain challenges, L&Q remains dedicated to fulfilling its promises to residents and local communities.

The resumption of work on these Cheshire sites highlights the strategic importance of sustaining and completing local housing projects amidst industry challenges. L&Q’s involvement ensures that these developments will not remain incomplete, mitigating potential negative impacts on the community.

Securing the future of these housing projects not only provides stability for current residents but also brings much-needed new homes to the area, supporting population growth and local economic development.
