Following a comprehensive refurbishment, two new tenants have signed leases at the Grade II-listed 196 Deansgate in Manchester city centre.
Smart home security systems manufacturer, SimpliSafe, has taken 7,689 sq ft across the first and second floors of the building. Meanwhile, engineering consultancy firm Harley Haddow has leased 983 sq ft on the first floor. Both companies have committed to five-year terms.
The Edwardian building, occupying 63,000 sq ft within the Deansgate/Peter Street Conservation Area, was acquired by German investment firm AM Alpha last August. The landlord has since undertaken refurbishment works that include additional fitted and furnished office spaces accommodating up to 5,000 sq ft, as well as a new shower and cycle facility in the basement.
The real estate services firm Cushman & Wakefield represented SimpliSafe in the deal, while Canning O’Neill advised AM Alpha on both lettings. John Nash, Director at Canning O’Neill, expressed satisfaction with the agreements, stating, “We’re very happy to announce these deals and welcome both Harley Haddow and SimpliSafe to the property so soon after AM Alpha acquired the building – 196 Deansgate is an attractive character property in a popular part of the city centre.”

The space provides a high quality turnkey fit-out requiring minimal capex, and this, combined with the character style of the building, is the perfect fit for our client.”
The remaining 5,000 sq ft of recently refurbished space is currently available, with an additional 10,000 sq ft expected to be ready for occupation early next year.
