The property sector in the North West has witnessed significant developments recently. From awards and expansions to innovative housing solutions, various organisations have made notable progress.

This round-up highlights key achievements and initiatives from housing associations, estate agencies, and council-led projects, demonstrating ongoing efforts to enhance living conditions and housing availability in the region.

Salix Homes’ Top Grading from Regulator

Salford-based housing association has been awarded the highest grading by the Regulator of Social Housing. This recognition follows an inspection under new standards aimed at improving the quality of homes and services within the sector.

Salix Homes, which manages 8,000 properties in Salford, achieved the newly introduced C1 grading for consumer standards, alongside retaining its G1 governance and V2 financial viability ratings. Chief Executive Sue Sutton noted that this achievement reflects their commitment to prioritising customer needs and ensuring safe, well-maintained homes.

Sutton highlighted that retaining their G1 and V2 grades underscores the association’s dedication to strong governance and financial stability. The new consumer standards, introduced in April, set specific outcomes that landlords must deliver for their tenants.

Property Sense’s Expansion and Hiring Drive

Stockport-based Property Sense has significantly expanded its office space and is set to recruit new hires. The company, primarily operating within the build-to-rent market, leased two floors of Borough Chambers in Stockport city centre.

Following its launch in April as an estate agency, Property Sense has experienced substantial growth, leading to the expansion. The firm also aims to fill various positions, including a finance manager, to bolster its senior management team.

CEO Mike Haywood attributed their success to a forward-thinking approach, highlighting the rapid lettings at ‘The Interchange’ development in Stockport. The company has already secured tenants for nearly half of the 196 apartments within weeks.

Peel L&P Renames Wirral Waters Development

The former Wirral Waters East Float development has been renamed Redbridge Quay. Peel L&P took over the entire development earlier this year from its original partner, House by Urban Splash.

Redbridge Quay, located near a landmark red bridge, will feature sustainable housing designs, including a range of family homes. The development will integrate pocket parks, walkways, and public spaces.

Richard Mawdsley, director of development for Wirral Waters, emphasised that Redbridge Quay would deliver contemporary homes in a waterfront location, enhancing the area’s appeal.

Mr Investa’s MediaCity Expansion

Mr Investa has secured over 2,000 sq ft of premium office space in MediaCity. This move precedes its first investment round and includes high-end facilities such as a VR lounge, recording studio, and putting green.

Founder Ryan Hughes expressed enthusiasm about the expansion, viewing it as a strategic fit for the company’s growth and innovation goals.

The firm, starting with a small office three years ago, now boasts a portfolio worth over £20 million nationwide, reflecting its rapid growth.

Vernon Building Society’s New Premises

In Bramhall village, Vernon Building Society has relocated to larger premises. The £200,000 renovation of their new branch on Bramhall Lane South is part of a £1.2 million investment across Greater Manchester and Cheshire.

CEO Steve Fletcher stated that the new branch, equipped with additional private meeting rooms, enhances member and employee experiences. The move from Woodford Road to the former NatWest building marks a significant upgrade.

The society’s commitment to face-to-face banking services remains at the forefront, with locally-sourced design and construction work.

Completion of Grange Park Social Housing Scheme

A £20 million social housing scheme at Grange Park estate in Blackpool has been completed. The project delivered 133 homes, transforming previously vacant sites into vibrant community spaces.

The scheme, funded partially by Homes England and the European Regional Development Fund, includes houses, bungalows, and sheltered apartments, fitted with eco-friendly technologies such as air source heat pumps and solar panels.

Cllr Mark Smith noted the project’s impact on meeting local housing needs and enhancing the estate’s overall appearance, integrating improved pedestrian and cycle paths and community facilities.

European Regional Development Fund

The property sector in the North West continues to thrive with substantial developments and innovative projects.

From high commendations and expansions to sustainable housing solutions, these initiatives underscore the region’s commitment to enhancing living standards and community well-being.
