Bellway has received planning permission for a new residential development in Croft, Warrington, which will deliver 90 new build homes.

Building on previous successes, this project will transform an 8.5-acre site off Deacons Close into a residential area composed of two, three, and four-bedroom detached and semi-detached homes, including 27 affordable properties.

The site, known as Heathfield Stud, has historically served as an equestrian centre, stables, and stud farm. It is surrounded by open fields on three sides and is within walking distance of local amenities such as stores, pubs, and schools. The development promises a semi-rural village feel, combined with modern internal and external specifications, private gardens, allocated parking places or garages, and electric vehicle charging points.

Additionally, the project includes public open spaces with green areas aimed at enhancing biodiversity, as well as play areas and walking options linked to adjacent public footpaths.

Grace Yarlett, Sales Director at Bellway Manchester, expressed that the site benefits from its semi-rural location, proximity to green spaces, and accessibility to Warrington’s town centre and the motorway network. ‘Following a number of successful developments in Warrington, we are pleased to bring forward more new homes in the area. The site benefits from a great semi-rural location, surrounded by fields and close to open green space, yet just five miles from Warrington’s thriving town centre and within easy reach of the motorway network for venturing around the wider North West area. Construction is expected to commence later this month, with the first homes being offered for sale early next year and occupancy expected by Autumn 2025.

As part of the planning agreement, Bellway will contribute approximately £1.3 million towards local schools, highways, and sports pitches. The project was designed by architects APD, with legal advice from Gateley.
