The initiative, dubbed Wythenshawe Civic, went out for tender in October 2023. This agreement adds another feather in Muse’s cap as it is also engaged in other significant projects in Salford, St Helens, and Oldham, and takes the lead in the Stockport Mayoral Development Zone.

Community Engagement and Challenges

Marsden acknowledged the area’s social challenges, often called Europe’s largest council estate. His team has engaged deeply with the community, listening to local residents’ needs and concerns. “We will work with, and build on, what already makes Wythenshawe special. We are committed to addressing the challenges and seek to change perceptions. There is so much to be excited about,” Marsden said.

Cllr Bev Craig, Leader of Manchester City Council, highlighted Muse’s proven experience in transformational and sustainable development projects. This expertise aligns perfectly with the broader aims of the initiative, which Craig emphasised as much more than just physical structures.

Craig asserted, “Regeneration is about much more than buildings; it is a once-in-a-generation opportunity to create jobs, deliver secure and affordable housing, tackle deprivation, strengthen community and create opportunities.”

Also part of the initial development are a new public square, culture hub, and food hall. These projects serve as a statement of intent, showcasing the ambition for Wythenshawe.

With an investment exceeding £500m, the long-term programme will create more than 1,750 new homes, including affordable housing, community and cultural spaces, as well as a new public square and commercial spaces adhering to net-zero carbon standards.

The project is ambitious, aiming to establish the UK’s first Positive Energy District (PED) in Wythenshawe. By incorporating highly energy-efficient buildings, native trees, urban allotments, and roof gardens, the aim is to achieve PED status as part of a roadmap to net-zero carbon and an improved local biodiversity.

Initial funding includes a £20m grant through the Levelling Up (LUF) programme, supplemented by £11.9m from the Council. This is aimed at delivering key elements like a cultural and creative hub, a food hall, co-working spaces, and new public realms.
