Works have commenced on a significant industrial and office development on the outskirts of Bristol. Property firm McLaren Construction Midlands and North is responsible for delivering the £21.6 million project on behalf of BGO Wire PropCo and Equation Properties.
The development encompasses a 13-acre plot that forms part of Matrix 49, a 65-acre industrial and logistics complex situated in Avonmouth adjacent to the M49 motorway. The construction plans include a 219,660 square foot warehouse, an 11,365 square foot office, a control tower, and a gatehouse. External works will also be undertaken, including the construction of hard standings, parking for cars, HGVs, and motorcycles with over 200 spaces, road landscaping, loading docks, level access, and drainage systems.
An archaeological investigation and clearance works have already been completed on the site. The construction is projected to span 42 weeks, during which Plot 3 aims to achieve a BREEAM ‘Excellent’ rating. McLaren Construction has emphasised its collaboration with the ecological site team to ensure the protection of the water vole population residing in the Redwick Common and Cranmoor Rhines.
