Bruntwood SciTech has named the Manchester-based property consultancy firm, Canning O’Neill, as joint letting agents for its Base project. This 91,000 sq ft office and makerspace scheme at Manchester Science Park was completed in 2022 at a cost of £21 million.

Base has been meticulously designed to serve companies in the technology and innovation sectors. Manchester Science Park is a thriving hub of over 150 companies, including Yourgene Health, Epic Games, and Carbon Air, that specialise in fields such as Industry 4.0, computer engineering, energy technology, low carbon solutions, robotics, light manufacturing, materials science, medtech, gaming, and animation.

Notably, Bolton University, in collaboration with the London College of Accountancy, inaugurated its 36,000 sq ft space at Base last year. The university is currently active, offering a variety of courses, including those focused on healthcare.

Base offers flexible workspaces ranging from 548 sq ft to an entire floor of 18,613 sq ft. Joseph Venables, Associate Director – Commercial at Bruntwood SciTech, emphasised that being part of Manchester Science Park provides businesses with privileged access to a highly skilled talent pool. This is facilitated through partnerships with local universities and connections to leading companies and city councils, creating opportunities for investment and business growth. Venables highlighted the sustainability-led leased or managed workspaces and versatile makerspace workshops available, underscoring the benefits for businesses of all sizes.

John Nash, Director at Canning O’Neill, remarked, “Already retained by Bruntwood SciTech across several schemes in and around Manchester, this appointment further underlines our ability to consistently identify and attract high calibre businesses. With new works being undertaken to create a wider variety of workspaces, we are really looking forward to working with the existing team and building on the successes to date.”

The office spaces are available for a quoting rental price of £28.50 per square foot.

The strategic appointment of Canning O’Neill as joint letting agents for the Base development reinforces the commitment to fostering a collaborative environment that supports innovation and business excellence at Manchester Science Park.
