Warrington-based Wain Homes has successfully secured planning permission on appeal for a development of 92 new homes at Dinting Vale, Glossop in Derbyshire. This approval follows a seven-day planning inquiry after the local planning committee initially refused permission despite the site being allocated for housing under the High Peak local plan and against planning officer recommendations.

Richard Chamberlain, managing director at Wain Homes North West, stressed the sustainability of the site, highlighting its proximity to local amenities including shops, schools, and a train station with frequent services to Manchester Piccadilly. ‘This site meets all the criteria for sustainable housing, being close to local amenities of shops and schools and within walking distance of the train station which has frequent services into Manchester Piccadilly,’ Chamberlain said. He also expressed satisfaction with the inspector’s swift decision after frustrating delays, noting the pressing need for high-quality new housing in the area.

The development will feature a new junction on the main A57 and a range of homes from one-bedroom apartments to four-bedroom family homes. It will also include areas of public open space and extensive landscaping. As part of the project, Wain Homes will provide £970,000 in planning obligation sums. These funds will contribute to enhancing local health capacity through extensions or new buildings at medical practices in the vicinity, purchasing additional library stock for Glossop Library, and supporting actions associated with the Dinting Vale Air Quality Management Area Action Plan.

Moreover, the funds will be used to implement a Biodiversity Net Gain Strategy, including a 30-year management plan with on-site and off-site measures. Additional off-site tree planting and maintenance, as well as sustainable travel links either on-site or nearby, will also be facilitated. The local and county councils will monitor these obligations to ensure compliance.

The commencement of this development not only addresses the urgent need for housing in the area but also ensures that the necessary infrastructure and environmental considerations are well-accounted for. The decision marks a significant step forward in providing sustainable housing solutions for the local community.
