A significant development is underway in Warrington, with Anwyl Homes acquiring a 12.6-acre parcel at Omega. This area, previously known as RAF Burtonwood, is now set for a housing transformation.

The acquired land is part of the extensive redevelopment of the historic 600-acre site, marking an important phase in the Omega project. This development is destined to reshape the local landscape, bringing modern living spaces and essential amenities to the community.

Acquisition and Development Plans

Anwyl Homes has secured the 12.6-acre land parcel from Omega Warrington Ltd (OWL), a subsidiary of Miller Developments. This acquisition marks the commencement of phase five in the redevelopment of the former RAF Burtonwood, situated on Warrington’s north-west edge.

The deal was facilitated by Omega’s collaboration with Homes England, furthering the strategic redevelopment goals for Warrington. Anwyl plans to submit a reserved matters application, seeking approval to construct 153 new homes on the site. These homes will include a mix of 115 private sale properties and 38 affordable homes, addressing local housing needs.

Historical Significance and Modern Vision

The site’s historical significance as a key base during the Second World War contrasts sharply with its modern vision. RAF Burtonwood was once a pivotal airbase, and now the land will be known as Eagles Green, honouring its legacy with nods to its past.

The redevelopment includes amenities such as a primary school, a 35-acre country park, and a commercial hub, enhancing the living experience for future residents. Anwyl’s development also calls for improved accessibility and energy-efficient features, such as electric vehicle charging points and heat pumps.

Collaboration and Community Impact

The agent for the vendors was Kieran McLaughlin, senior director of CBRE, Manchester, while Deloitte LLP acted for Anwyl and Addleshaw Goddard LLP represented the vendors. This collaboration ensured a smooth acquisition process, highlighting the professionalism involved.

John Grime, managing director of Anwyl Homes Lancashire, expressed enthusiasm for the project. He emphasised the strategic location, with excellent transport links making it popular among families and commuters.

Infrastructure and Previous Success

Since Omega’s development began in 2012, OWL has invested over £70 million in infrastructure, yielding approximately 7 million square feet of logistics and manufacturing space. Six residential sites have already been sold to various housebuilders, resulting in around 1,150 new homes.

This extensive redevelopment has reshaped a significant portion of Warrington, blending residential, commercial, and recreational spaces into a cohesive community. Anwyl’s new homes will be a valuable addition to this dynamic environment.

Residential Design and Market Adaptation

Guided by extensive local market knowledge, Anwyl plans to offer a range of three, four, and five-bedroom family homes alongside two and three-bedroom affordable homes. These will include starter homes, shared ownership properties, and homes available for affordable rent.

All homes will be built to contemporary standards, incorporating the latest building regulations and enhanced accessibility requirements. This ensures a blend of traditional design with modern living conveniences.

Future Prospects and Development Timeline

Subject to the approval of reserved matters, construction is anticipated to commence in the spring, with the first homes projected to be available for sale by the next autumn. This timeline underscores Anwyl’s commitment to delivering quality housing promptly.
