The Goyt Valley House, a former residential care home in New Mills, Derbyshire, will be auctioned this month with a guide price of £450,000. The facility, which once housed 30 older residents, was shut down by Derbyshire County Council in 2022 due to rising renovation costs and has been vacant since then.
Goyt Valley House stands as a three-storey building with a total area of 12,400 square feet, located on a 0.8-acre site on Jubilee Street, near New Mills town centre. The property, now listed for auction by SDL Property Auctions, is to be sold during a live-streamed auction event on 25 July. Interested bidders can register to bid online, by phone, or through a proxy by 24 July.
Andrew Parker, the auctioneer and managing director at SDL Property Auctions, remarked, “Goyt Valley House has come to the end of its life as a residential care facility, however it’s a substantial building in a great residential location that would lend itself to a variety of potential new uses subject to a buyer gaining the necessary planning consent.”
Parker further highlighted the strategic location of New Mills, describing it as a thriving town on the edge of the Peak District, popular among commuters to Manchester and Stockport. According to him, this location enhances the investment potential of the property, opening up various possibilities for its future use.
The closure of Goyt Valley House followed the shutdown of six other care homes by the local authority, all driven by escalating costs tied to renovations. Since its closure, the building has remained unused, creating a valuable opportunity for investors. The auction represents a significant moment for prospective buyers interested in repurposing the property, depending on the necessary planning approvals. The facility’s previous role as a home for elderly residents adds a layer of historical relevance, which new owners might integrate into potential redevelopment plans.
The auction will be a notable event for both the local community and potential investors. Taking place online, it will be accessible to a wide audience, thereby increasing the property’s exposure and potential sale outcome. This auction not only marks the end of Goyt Valley House’s chapter as a care home but also opens a door to various future possibilities for its new owners.
The former Goyt Valley House is poised for a new chapter with its upcoming auction, presenting a unique investment opportunity with its prime location and substantial structure.
