Situated within the larger Melton West site, west of Hull, the project boasts excellent transport links via the A63. It includes larger units and smaller ones, catering to various business needs.

Project Overview

Wykeland Group, the owners and developers of Melton West, have appointed Triton Construction as the principal contractor for this project. Triton Construction, based in West Yorkshire, has begun work on this speculative development. Interest in the units is already high, with businesses expected to move in by February 2025.

Evolve @ Melton West is designed to fill a vital gap in high-quality, modern commercial space in the region. The development focuses on sustainability, offering facilities that meet businesses’ environmental needs.

Jonathan Stubbs, Wykeland Development Director, highlighted the importance of providing spaces for small and medium-sized enterprises (SMEs) to expand and grow. He stated, “Small and medium-sized businesses are the beating heart of our economy.”

Sustainability Features

All units at Evolve @ Melton West will be EPC A-rated with rooftop solar panels.

Green living walls, electric vehicle charging infrastructure, and cycle storage shelters are part of the project.

The development also includes planted green roofs and translucent roof panels, reducing the need for artificial lighting and creating bright workspaces.

Triton Construction’s Role

Triton Construction has a strong track record in delivering projects across various sectors, including commercial, education, leisure, and retail.

Paul Clarkson, Triton’s Managing Director, expressed excitement about contributing to Melton West’s evolution. He emphasised that the project supports new business opportunities and economic growth in East Riding.

Other Collaborators

LHL Group from East Yorkshire is acting as the employer’s agent for the project.

Over the past year, Melton West has become a significant site for large-scale investments, with occupants like Amazon, Heron Foods, and Kohler Mira.

The business park has reinforced its status as a prime location for investment and employment.

Community Impact

The development is expected to create almost 100 construction jobs initially.

Once completed, the site will offer around 100 permanent positions.

Jo Dooley from East Riding of Yorkshire Council noted the project’s importance in making East Riding an ideal place for businesses to start, grow, and thrive.

Future Prospects

Currently, 2.5 million sq ft of space is under construction at Melton West, including a new £120m Smith+Nephew facility and a £180m Amazon fulfilment centre.

Melton West currently employs around 1,500 people, with anticipated growth to 5,000 in the near future.
